SCOPE OF WORKS: External refurbishment
COMMENT: The previous painting contractor applied the paint correctly according to specifications, but failed in many areas because of incorrectly installed waterproofing, no waterproofing on the horizontal wall surfaces and inadequate expansion joints, which allowed for movement cracks which caused moisture ingress.

SCOPE OF WORKS: Investigation report: Film thickness of floor coating
COMMENT: According to the specification to be used for Pick n Pay Clothing Stores the minimum dry film thickness of the coating should be 1 050 microns, made up of 50 microns base coat and 1 000 microns final coat. In many cases the Managing Agents are not aware of the properties or indeed the DFT readings of the floors of their shopping centres. This fact is often not included in the Lease Agreement, only to 'bite' the Tenant and the landlord during way after occupancy.

COMMENT: Qualy Tech facilitated the tender process and has been appointed by Dulux and Shoprite to quality assure the refurbishment of the building. Our services will include scheduled and unscheduled site inspections; weekly progress reports; checks to ensure the scope of works is adhered to; sign-off prior to any coatings being applied to any surfaces; paint dry film thickness tests; Moisture level tests; adhesion tests on plaster repairs and suspicious surfaces;

SCOPE OF WORKS: Differs from mall to mall. What has been a consistent finding is the waterproofing systems at the cooling towers are not correctly installed and the waterproofing termination has not been counter-flashed, causing moisture ingress, by passing the waterproofing system and
similarly, the smoke vents installed are incorrectly flashed and waterproofed, allowing direct moisture ingress through these vents.
